Section 29-2-112 requires the notice within 30 days after the claimant first provides services or materials. FirstFurnish stores that job date separately from the contract date, invoice date, and later payment dispute.
The form is directed to the record owner. It includes the project property description, street address, and legal description. The contractor must provide the record owner's name and address and the site's legal description to subcontractors and material suppliers at contracting.
The statutory Notice to Owner states that a lien-waiver form is attached. The generated mailing therefore places the blank form from section 29-10-101 after the signed notice. The attachment is supplied for later payment use and is not completed or signed as part of the preliminary notice.
The notice is sent to the record owner, and the statutory workflow also provides a copy to the contractor. FirstFurnish creates a certified-mail record for each approved recipient and keeps both tracking numbers with the job.
