Texas monthly lien notice deadlines for unpaid work.

Texas does not use a simple number of days after first furnishing. The clock is tied to each month in which unpaid labor or materials were provided, with different second-month and third-month timing for residential and nonresidential work.

Track each unpaid month separately

Enter a date in the month containing the unpaid work. The calculator moves to the 15th day of the applicable later month. A running job can therefore produce several separate notice periods rather than one notice deadline for the entire contract.

Residential projects use the shorter clock

For residential construction, the applicable monthly notice generally reaches the 15th day of the second month after the month of furnishing. Other private projects generally use the third month. Claimant tier and statutory exceptions still matter.

The owner and original contractor receive the notice

The job file requires both recipient roles for the released workflow. The notice identifies the unpaid claim, the work or materials, the hiring party, the project, and the month for which payment remains due.

Texas changed its lien statute in 2022

Current jobs should use the post-2022 Chapter 53 structure and statutory notice language. Older project dates may fall under prior law and should not be calculated using the current workflow without separate review.
