Florida Notice to Owner deadline, parties, and certified mail.

Florida uses a statutory Notice to Owner form with mandatory warning language. The notice generally must be served no later than 45 days after the claimant begins furnishing and before the owner's statutory final-payment cutoff.

Count from the claimant's first furnishing

The relevant start is when that lienor begins furnishing labor, services, or materials. FirstFurnish uses an operational day-44 date because the first furnishing date is counted as day one. Early service is permitted and avoids relying on the edge of the statutory window.

Read the recorded Notice of Commencement

The Notice of Commencement can identify the owner, contractor, lender, and an additional person designated to receive notices. When no Notice of Commencement is recorded, the statute permits reliance on information in the building-permit application for the notice.

Lower tiers have additional recipients

A sub-subcontractor or material supplier to a subcontractor must also serve the contractor. A material supplier to a sub-subcontractor serves the subcontractor when its name and address are known. The recipient checklist changes with the hiring chain.

Use the statutory form and service rules

Section 713.06 supplies the form and required warning. Section 713.18 governs service. The mailed document, approved addresses, certified-mail tracking, and return receipt remain attached to the job record.
